a
  manipal house was originally a 110 year old brick kiln which was originally converted into an ecologically sound corporate house that respected historic continuum.

in the heart of manipal town was this sprawling structure which was once a brick and tile factory that had fallen into disuse. this property belonged to the pai group, who were keen on constructing their corporate office on this site. being a sensitive to the idea of modifying and reconstructing this building to house four of their companies.

the solutions evolved through this design process conserve local traditions and the inherent quality of the existing built environment. the use of local materials and traditional building methodology incorporating state of the art technology for the corporate office of the pai group.
