+ "The house is enveloped by the luxury of a high ceiling bathed in an abundance of natural light. Extensive use of semi-open spaces like decks and verandahs are used to bring the outdoors in. Details fit into craftsman-like interior spaces that flow with ease into gardens. Our concepts of windows were large openings that create constant contact between indoors and outdoors. In fact the entrance transports you to an alley in the Mediterranean. Deep blue tiles on the risers, a steep stone wall undulates gently up on one side and an ochre wall embossed with the hands of all the labour grabs you by the hand to take you in."
+ "<br /><br />"
+ "Residential landscapes and interior merge in unity with nature; modulated spaces fuse time and place. The 17 foot sliding folding top hung door is a piece of engineering that removes all constraints of space. A slab of stone at 2122 Sahakarnagar cracked jaggedly during construction. Instead of discarding the stone, we used it to fashion a whole design detail. We continued the crack on the slats of teak wood put the giant door on a pivot and created the front door. This incident in a sense describes our design attitude for the Tandons. It was intuitive, responsive to the lay of the land. We had a sort of symbiotic relationship with our client that allowed for the rich and vital communication."
+ "<br /><br />"
+ "The fluid expanse of the living-dining areas is punctuated by a perforated metal staircase in deep blue subtly demarcating a separate seating area to the right. The atrium with the chess board set into its sira stone floor opens itself up with the help of a 17ft high sliding folding door creating breathtaking uninterrupted view of the sky, of the elements. This area is probably one of the most captivating areas in the whole house. This was done so that during poetry reading and short plays the bermed grass would act as the seating and the courtyard with the staircase as a backdrop converts to a stage. The outdoors wafts into the indoors with natural ease, creating a feeling of barrier less unity and openness. Space flows in a way that the transition is smooth and non-fussy."
+ "<br /><br />"
+ "In terms of material usage we could not have been more minimalist.  The entire house is merely an honest expression of material.  Design ideas permeated lightly through the mediums of glass, stone, metal and wood.  The 5,000 sft of Jaisalmer unites the whole house. Rough uncut stone dresses the outside walls, rough unvarnished woods dresses the front door and gate.  The same materials take different hues on the outside and inside.  Muted earth tones dominate the interior coloration with an occasional vivid accent that offsets the sobriety of the stone house.  The interiors exude a sense of comfort and understated luxury.";

+ "Brigade coronet is a boutique set of 11 apartments. A few of 3 bedrooms at the lower level and large terrace apartments at the upper level. The top floor of the apartment houses a pool and health facilities for the owners. That's where the story starts."
+ "<br /><br />"
+ "As a real estate enterprises Brigade group does large residential apartments and IT campuses across Bangalore. It was while designing their MD's residence that they asked if we would be interested in undertaking an apartment project Mistry Architects has not done many apartments. Their repetative nature did not excite us."
+ "<br /><br />"
+ "The moment we saw the site with the huge rain tree we somehow knew that this could work into a meaningful programme. We thought that we could bring value to this project. The majesty of this single tree bowled us over and a quick look at its size told us that the true was around 70 to 80 years old."
+ "<br /><br />"
+ "We quickly went back to our client and told them that if they allowed us to retain this tree, we would love to do this project. Mr. Jaishankar the MD smiled. He said: <i>Sharukh / Sandeep you give me the built up area and the other requirements that this high value location demands and we will allow you free to design and not only retain the 'big fellow' (the rain tree) but the other smaller ones if you want to.</i> This sensitivity egged us further and we set about engaging further with the site."
+ "<br /><br />"
+ "At Mistry Architects we are very clear that 'listening to the site' is the first commitment that we like to honor. So we visited the site at different times of the day to understand its strength and character with no pre conceived notions we went there in silence and with humility. We wanted to understand the story of the site and see if we could layer our needs and the needs of our clients into a 'symbiotic relationship'. We even jokingly suggested in our first presentation that we should not build apartments but 'nests'."
+ "<br /><br />"
+ "So the first 3 floors along with the basement became the trunk of the structure and the upper built areas were set back to expose the piped steel structure that sprang from it. This structural determinant helped us anchor our large cantilevered terraces like branches from the tree trunk. This replication of a tree with the bower of flowing creepers was meant to create a lacquer of light and shade."
+ "<br /><br />"
+ "Our next big challenge was to treat the mass of masonry behind the steel columns. It was the bark of the rain tree that gave us the idea of using natural clay bricks that complete the picture. The structure was then integrated to take care of the bricks along the vertical face of the building. The earthy tone of the brick faced building met with the approval of the neighborhood where still one can see large numbers of buildings with brick and plaster standing proud."
+ "<br /><br />"

By this time we had developed a strong connection with the site and the old building. As architects we have always believed that when we make design intervention we always have two choices - either we obliterate or we enhance the value of what exists. In a small way we did the latter."
+ "<br /><br />"
+ "We also made sure that all the materials that came out of the old building was reused into the new design - the large 'chappadi' granite slabs and stone columns, all the doors and window, the steel that supported the jack arch slabs and of course finally the large ganesha that makes its presence felt in the puja space."
+ "<br /><br />"

+ "The floor plans minimise wall separations, concentrate on spatial flow, and achieve a sense of connectedness to the exterior. Muted tones dominate interior coloration with an occasional accent and the white walls heighten the attention to the wood and provide a clean backdrop. The interior is a celebration, not only of materials, but of the fusion of art and daily existence. Entering the home, a visitor is struck by vivid tones and lively works of tribal art that make the whole environment an oasis of colours, of texture and of pattern. People and nature meet under the folded roof, where music is played, performances & slides are shown in the evenings & visitors congregate, sheltered from sun & rain."
+ "<br /><br />"
+ "<i>The construction process was simple:</i> Load bearing concrete block walls were left unplastered on the inside. The client was open to the idea of using thatch, so we learnt a lot from working with the villagers from Krishnagiri. Water from the roof is directed into soak pits to recharge the ground water. Metal windows, wood rafters rubbed down with linseed oil, a combination of cudappah, clay tiles with red oxide floor, bamboo panel doors, casurina railing, pergolas were all used to create simple details. Colours in the house range from monotonous to brilliant in an intentional sequence with the use of soft colours in the landscape to warm & sometimes bright colours in the built mass."
+ "<br /><br />"
+ "A continuity between indoor & outdoor space, flowing space divided by simple furniture that provide level changes within a single space, natural woods emphasised by light colours walls. Every moment was an opportunity for creative effort. The limited budget gave way to innovative & exciting design solutions besides being ecologically sensitive."
+ "<br /><br />"
+ "In choosing common materials or recycled objects, they highlight the significance of ordinary, proving that no element is too small, practical or uninteresting to contribute to the beauty of the interior. <i><b>Design should be used as a means to celebrate balance in life.</b></i> We attempt to do this by being respectful of local values and tradition, taking care to relate to the landscape where nature dominates, and to use expressive forms and materials to humanise the urban scene. When urbanism becomes an affair of asphalt and concrete we are denied the option of life within nurturing, serene, healthful environs."

Lime replaced cement in PCC, plastering and mortar for stone and brick binding. The roofs were on Mangalore tiles on Nandi wood rafters boarded from within and painted white. A level difference of about ten feet within the site rendered that part of the site difficult to access and was rarely used."

However, every time we visited the site the 'look at me', message got stronger - the wooden porch looked more beautiful than ever before, the fireplace warmer and the wooden roof structural system intact. The issue was no longer about new versus old, but about the nature of the vital relationship between the two."

+ "Having reorganized the spaces we focussed our energies on to the landscape. The outdoor connections were constantly harmonised with the internal areas with a continuous kaleidoscope of external vistas. All the old doors and windows were reused. Ochre hues and skylights added light and colour to the house making it cheerful.";

Fundamentally we took care of a lot of ecological issues much before it became fashionable to talk about them."
